We were hired to design the remodel of this old brick building on the “Hip Strip” in downtown Missoula, Montana. The existing building is 5,600 SF and has been vacant for some time. Our client asked us to revitalize the building and provide space for flexibility in leasable spaces. The rear of the building includes storage areas, mechanical space and a few offices for tenants. To provide covered outdoor seating and a more inviting street presence, we pulled the front of the building back from the street edge a bit. A small addition at the entry and selective landscaping will soften the edges and provide a smoother transition from the adjacent paved lots. Most of the existing brick will be preserved, but will be painted (as proposed in the renderings). The original wood trusses will be exposed and refinished on the interior of the front lease space. This project is being done on a tight budget so our design seeks to work with the existing building as much as possible while providing maximum flexibility of lease spaces to the client.
